Acquisition Plusmarkt Alkmaar by Joris van Gelder

In June 2007 we have completed the transaction of a retail warehouse unit at Overstad in the city of Alkmaar.

The property (7.000 m²) was in use as a supermarket and owned by the LIM MeesPierson retail fund. Simultaneous with the purchase transaction the property is relet to Plusmarkt. In this transaction we have acted as mediator between vendor, buyer and tenant.

Increasing demand for Portfolio advisory by Joris van Gelder

Over the past months we have been advising some international investors with the analysis, valuations and bidding strategy for some of the larger portfolio that were offered for sale on the market. Those portfolios were sold by institutional funds and owner occupiers.


International Hotel advise by Joris van Gelder

Recently we have been advising one of our international operating investors with the acquisition of a hotel in Germany. This was the first time Estadium was active as advisor in crossing border hotel transactions. In The Netherlands we have been active in some hotel and leisure investments over the past years.

Altera Vastgoed Acquires Traveller III in Venlo by Joris van Gelder

Altera Vastgoed nv, a Dutch private real estate fund signed a turnkey contract with Logistics developer Habru Projecten BV from Tegelen for the development of the Traveller III distribution centre at the Columbusweg at Trade Port West in Venlo.

The total lettable Floor area will be 18.000 m² and the completion is planned for the end of 2008. Estadium sold the property to Altera on behalf of Habru Projecten BV.

Expansion of advisory activities by Joris van Gelder

In the last six months, we have seen growing demand for second opinions or expert opinions regarding purchase transactions or disputes between parties in our Real Estate Advisory division.

Our operations have expanded, both geographically and professionally. Estadium is also providing its services outside our national borders, and we have advised several nationally operating organisations in their search for new or additional premises.


Capital Management shows good growth by Joris van Gelder

After 18 months, operations have expanded, and besides the work done within Real Estate Advisory, our Capital Management division has grown. We have carried out rental reviews, portfolio revaluations and prepared reports on strategic portfolio management for several clients.

Estadium advises on various purchases by Joris van Gelder

In the last six months Estadium has been involved in several smaller and larger transactions right across the Netherlands.

These concern purchases that Estadium has initiated and guided for a number of different (mostly international) investment funds, concerning real estate in both inner-city and peripheral locations. The type of transactions varied from sale and leaseback structures to new developments and listed buildings. In most cases Estadium acted for the buyers, most of whom were international investment funds.

We see that demand for offices and industrial premises is rising among investors and users.

For industrial space at good locations, we are seeing investors and developers who are ready to take the risk of developing and buying. Returns are stable or declining, with rents remaining constant until now. In the offices market we are seeing a clear increase in interest from investors. This trend is clearly associated with strong demand from tenants looking for new premises. In Amsterdam, there is a clear geographical polarisation in demand for the Zuidas area and the area around the central station in the city centre. The relocation of the law courts, the Conservatorium and the library in the central station area has had a definite positive effect on the rental market in the centre. Estadium believes that the arrival of the Noord-Zuidlijn will further increase the interaction of the city centre and the Zuidas, and the attractiveness of these areas will increase.

Estadium sports by Joris van Gelder

As in 2005, in June Estadium will participate with a small permanent team in the sailing race “YSY Ronde om Noord-Holland”. After a foggy and windless experience in 2005 the crew of the Navicula will try to win its class.

A couple of weeks before this, we will once again start in the Steven Rooks Classic. This is a 150-kilometre bicycle race through the Belgian Ardennes, which like the Amstel Gold Race is part of the T-Mobile tour.

Estadium at the Tour de France by Joris van Gelder

On 4 July Estadium will be present at the finish of the third stage in Valkenburg.

In the company of several good permanent contacts and bicycling fans, Estadium will, together with professional bicycle racer and leader of the Skil professional team Aart Vierhouten and former professional racer Steven Rooks, be present for the whole day at the Tour de France to experience the unique atmosphere and watch the peloton finish live.

Estadium on Bonaire by Joris van Gelder

Estadium assisted one of its clients in the sale of three luxury apartments on Bonaire. These 250 m² apartments face directly onto the sea and have their own garage, swimming pool and permanently available caretaker.

Aquisition of Traveller I in Venlo by Joris van Gelder

ESTADIUM has advised Aareal Asset Management with their aquisition of the logistic centre Traveller I at Trade Port West in Venlo. Traveller I is a new development of Habru Projecten BV and will become a 12.050 m² logistic warehouse with offices.

Traveller I is located prominently on Trade Port West and well visible at the entrance of Trade Port West in Venlo. Traveller will be developed at the state of the art in architecture and building design. Completion is planned for January 2007. Aareal Asset Management aquired this logistic centre for their Aareal EuroLogistics Fund. This property is the first acquisition of Aareal EuroLogistics Fund at Trade Port West. Aareal EuroLogistics Fund will invest more than 500 miljoen Euro over the coming years with a strategy for modern, large scale distribution centres at logistics hubs within the Euro zone. Aareal Asset Management is very happy with the acquisition of this state-of-the-art property at this unique location in Venlo. Developer Habru Projecten BV is closely related to Heidenend Sneltransport, one of the more established local logistic companies from the region Venlo. In 2002 they were responsible for the development and construction of the European DC of Tommy Hilfiger in Tegelen.

Schroders acquires Traveller II in Venlo by Joris van Gelder

In November 2006 the transaction was closed between Schroders and Habru Projecten BV for the acquisition of Traveller II a 36.300 m² logistic development at Trade Port West in Venlo.

The property will be visible from the A67 motorway and will have a unique architectural design in combination with state of the art building specifications. Estadium advised Schroders with this acquisition.


Estadium in the Steven Rooks Classic by Joris van Gelder

On 5 May 2005 Estadium was in the starting line-up of the Steven Rooks Classic with its own company team. This bicycle race around Belgium was being run for the second time, and we had decided to field our own team this year.

The race runs for about 150 km, and starts and finishes in Maastricht.

Sale of Mercedes Benz in The Hague by Joris van Gelder

In April 2005, the sale of the industrial premises and showroom on the Goudlaan in The Hague was completed. The building is let to Mercedes Benz The Hague. The buyer was a private investor. The transaction involved an investment of approximately €1 million. In this transaction, Estadium acted on behalf of the seller.

Anchors aweigh! by Joris van Gelder

During the Sail 2005 exhibition in Amsterdam, ESTADIUM will be on the water every day between the Tall Ships and our sailing heritage. On board the motor yacht Aldebaran, we will participate in the entry, the parade of Sail and the various other activities.
