HEAD OFFICE DATASNIPPER IN AMSTERDAM-NOORD by Lisa Dubbeldam

The Unicorn DataSnipper is based in the former VanMoof’s head office since 2023. The software company, which currently has 140 employees, also opened an office in New York. DataSnipper has the ambition to expand by doubling the number of employees and opening new offices in Kuala Lumpur, Mexico and japan. According to Vidya Peters (CEO DataSnipper), Amsterdam is the perfect location to attract new talent and achieve growth.

 DataSnipper was founded in 2017 by three Dutch entrepreneurs Maarten Alblas, Jonas Ruyter and Kai Bakker. The company made the news early 2024 after securing a 100 million investment form Index Ventures and qualified as Unicorn since then. The investment fund will receive a 10% share in the start-up.

DataSnipper rents 2,800 m² of office space in Amsterdam Noord at the Hamerkop site. The building is located near Hotel De Goudfazant and Hangar.

In 2015, Estadium purchased the Hamerkop site. Estadium manages the site and rents the buildings on behalf of the owner.

NEW RESTAURANT AT THE HAMERKOP IN AMSTERDAM-NOORD by Lisa Dubbeldam

With the arrival of Barracuda, the Hamerkop has a new restaurant. Barracuda was founded in 2023 by Daan Meeuwig and serves seasonal local fish species for an affordable price.

The restaurant has moved into one of the former industrial spaces at the Hamerkop site on the Aambeeldstraat in Amsterdam-Noord. The Hamerkop is a 15-minute walk from Noorderpark metro station and is attracting more and more people due the mix of urban creative activities of entrepreneurs with a strong presence on social media.

After the purchase in 2015, Estadium managed the Hamerkop site on behalf of the owner and rented the space to Barracuda in 2023.

MUSEUM GARDEN IN PROGRESS by eelco van loenen

For the new museum that we are developing on the Hembrug site in Zaandam, we started the construction of the museum garden in the spring of 2023. The garden designed by the internationally renowned architect Piet Oudolf forms the natural connection between the various museum buildings. The garden is a gift from the museum to the environment and to the municipality of Zaanstad, its inhabitants and visitors. The garden will be freely and publicly accessible to everyone during the course of the year.

DEVELOPMENT HEMBRUG STARTED by eelco van loenen

From the beginning of 2022, we are working on Gebouw 430. This is the first building of a new museum, which will be located in several existing historic buildings on the Hembrug site. The facade and the authentic curved roofs of Gebouw 430 will be restored to their former glory by bringing back 800 steel windows and installing new steel facade parts made from recycled oil drums. The windows and concrete work will also be tackled.

The new museum will be opened in phases in the coming years. Each building will permanently display work by an international artist. In total, the museum will consist of approximately 10 buildings and ultimately have a total of at least 12,000 m² of exhibition space. The museum will have an international level in size and collection.

Next to the museum we are working on the national monumental building 8, the former head office of the Hembrug site. This building will be opened in the course of 2023 and focuses specifically on companies from the creative sector. The building will have 16 modular studio spaces spread over the ground floor and first floor.

VANMOOF HEADQUARTERS AT HAMERKOP by eelco van loenen

At the end of 2021 Van Moof moved its head office to the Aambeeldstraat – part of the Hamerkop site in Amsterdam Noord. The 2,800 m² building is located on the Hamerkop site where Hotel de Goudfazant, Skatepark Noord, FC Hyena, Monk Boulder Gym, Restaurant Hangar, Candid Group, Broeinest and Boat Bike Tours are located.

VanMoof was founded in 2009 by Taco and Ties Carlier, two Dutch brothers who dreamt up the perfect city bike. Today, its sleek, multi-award winning e-bikes offer a high-tech and feature-rich experience for a global community of riders. As the world’s fastest growing e-bike brand, VanMoof is on course to redefine the future of urban mobility. VanMoof sells its e-bikes directly to consumers online, with Brand Stores in over 20 cities worldwide, from Paris and New York, to San Francisco and Tokyo. Its ever-expanding service network of Service Hubs and certified workshops spans across 50 cities.

VanMoof has rented the building for its international headquarters.

Estadium Beheer has been managing the 40.000 m² Hamerkop site on behalf of the institutional owner since the acquisition. On behalf of the owner, Estadium leased the building to VanMoof.

ACQUISITION OF INNER CITY APARTMENTS by eelco van loenen

On behalf of a family office, we have purchased a new housing development in the centre of Alkmaar. The project comprises 15 apartments that are built and operated entirely sustainable.

The project will be delivered in Q3 2022 to the buyer who will place them in their family investment portfolio.

LOGISTICS PORTFOLIO SOLD by eelco van loenen

On behalf of the private owner, we sold a portfolio consisting of 4 logistics centers in an off market transaction to Melcombe Partners. The buildings are located in Groningen and Vianen and are let to various tenants, including GLS, Van Duuren and Br8. It was Melcombe Partners' first purchase in the Netherlands.

Estadium initiated and guided the transaction on behalf of the sellers.

HEMBRUG INDUSTRIAL ESTATE by eelco van loenen

Since the beginning of 2021, Estadium has been responsible for activating, optimizing and managing the 67 buildings and associated plots of land that are owned by LIFEWORLD and that are part of the Hembrug site in Zaandam. Hembrug is a monumental industrial estate in the municipality of Zaanstad located on the North Sea Canal and Zijkanaal that was sold by the government in 2018 through a tender procedure. The site was used as a munitions factory until its closure in 2003.

In the coming years, Estadium will focus on further developing and improving the buildings and infrastructure and attracting new users. A museum of contemporary art will be realized on part of the site, spread over several buildings on the site.

In total, this concerns approximately 43,555 m² of buildings, of which 8 of the 67 buildings are municipal monuments and 17 of the 67 national monuments. The buildings form the DNA of the Hembrug site and determine the appearance of the entire area.

Estadium represents the interests of the owner LIFEWORLD and is responsible for communication and implementation of the plots and buildings. The focus is on companies and entrepreneurs in the art, culture and creative sector.

RESIDENTIAL SALES by eelco van loenen

From the beginning of 2021 we started selling individual homes from our management portfolio. The houses are all located within the Amsterdam Ring and with the main focus in Amsterdam South and Watergraafsmeer. The homes have been part of our rental portfolio for years and the sale in the event of vacancy is the implementation of a changed strategic investment policy to achieve a more balanced investment portfolio.

The sales activities are separate from the regular letting of homes from the core portfolio.

THE MOVEABLE VILLAGE by eelco van loenen

Estadium is the initiator and founder of The Moveable Village, a housing concept consisting of homes that can be placed complete with facilities for a certain period of time for temporary housing. The Moveable Village develops, operates and manages the housing, infrastructure and facilities during the term. The homes are sustainably produced and can be installed in various locations.

We are currently working on a number of Moveable Villages throughout the Netherlands and for different target groups, ranging from labor migrants, starters on the housing market, seniors and urban workforce.

The founding partners of TMV all have a long experience in the exploitation, development and realization of temporary housing concepts.

Industrial Heritage development sold by eelco van loenen

After being in private ownership for over 70 years, we sold the buildings located at the Scheepmakershaven in Oud Beijerland to Van Wijnen Projectontwikkeling.

The building at the Scheepmakershaven is located in the center of Oud Beijerland and was one of the 3 factories of N.V. Confectiefabriek Em. Herztberger. The company that celebrated its 100th anniversary in 1964 finally ended its business activities in the Netherlands in the 1980s. In the years that followed, the building, which was originally built in 1911 as a cigar factory “Het Wapen van OudBeijerland”, has been used by various retail chains.

Van Wijnen Projectontwikkeling has bought the building at the Scheepmakershaven to develop it into a housing complex in the coming years, striving to maintain its industrial appearance.

As of 1st September 2019, The Student Hotel will move into its new head office at the Aambeeldstraat 34 – part of the Hamerkop site in Amsterdam Noord. The 2,800 m² building is located on the Hamerkop site where Hotel de Goudfazant, Skatepark Noord, FC Hyena, Monk Boulder Gym, Restaurant Hangar, Candid Group, Broeinest and Boat Bike Tours are located.

The Student Hotel was founded in Amsterdam in 2006 and currently has 12 locations in Europe. In the Netherlands there are now branches in Amsterdam Center, Amsterdam West, Rotterdam, The Hague, The Hague, Groningen, Eindhoven and Maastricht. Abroad, they are located in Berlin, Dresden, Paris, Barcelona and Florence. In the coming months, 12 new locations will be opened in Italy, Austria, France, Portugal and Spain. The group plans to have 41 properties in European cities by 2021.

The Student Hotel offers a place where students, travelers, mobile professionals, creative nomads and entrepreneurial minds can work together in smart living and working spaces.

The Student Hotel has rented the building for its international headquarters. In addition to regular office functions, the building will be furnished and used for and by its creative teams, concept development and storage.

Estadium Beheer has been managing the 40.000 m² Hamerkop site on behalf of the institutional owner since the acquisition. On behalf of the owner, Estadium leased the building to The Student Hotel.

Logistics Center in Amsterdam sold to PATRIZIA by eelco van loenen

On March 22, Patrizia acquired the logistics complex at Gyroscoopweg 3 - 14 in Amsterdam. The property with a lettable floor area of ​​13,577 m² is located in the Port of Amsterdam and leased to GLS, Jumbo, Marqt, TIP, Rensa and Sylvain Mode.

Estadium initiated and supervised the transaction on behalf of the three private sellers.

Over the past years the location has been highly sought after by companies working in or depending on the "last mile distribution". The two supermarket companies Marqt and Jumbo are new tenants in the property and use this location to deliver to their own stores or consumers within the Metropool Regio Amsterdam (MRA). Due to the proximity of the inner city the Gyroscoop location is ideal for the use of 100% electric transport. The location will increase in importance in the near future as soon as the realization of the planned 70,000 homes in the adjacent Havenstad project is started.

CANDID GROUP moves to the Hamerkop by Joris van Gelder

As of 1st January 2019, the Candid Group will move into its new head office at the Johan van Hasseltweg 27 – part of the Hamerkop site in Amsterdam Noord. The 3,200 m² building and 28 parking spaces on site is located on the Hamerkop site where Sissy Boy, Skatepark Noord, FC Hyena, Hotel de Goudfazant, Monk and Hangar are located.

The Candid Group is the largest independent Dutch network of media, marketing and communication agencies. Candid Group consists of various A-brands in the marketing communication industry.

By the end of October we acquired the 30.000 m² large retail warehouse Shopping Centre Hof van Hoorn.
Hof van Hoorn is located prominently next to the Provincial motorway Hoorn – Enkhuizen and 2 minutes from the A7 highway. 

The tenants of retail park Hof van Hoorn are Praxis, GAMMA, Kwantum, JYSK, BCC, Beter Bed, Ruud Bot Wonen, Beddenreus, Sanidirect, Keuken Sale and The Factory House. The retail park is supplemented by a Fit for Free fitness centre, a fish monger and a restaurant.

Vendor was the international investor Patrizia Immobilien. Estadium initiated the transaction and advised in the acquisition for the new owner, a Dutch private investment company.

Channel Cruises docked in Amsterdam North by Joris van Gelder

From the 1st of October 2018 Channel Cruises is a new tenant at the Hamerkop site in Amsterdam Noord.

Channel Cruises will use the 1.300 m² building as their new head office and base for its various business units including Boat Bike Tours, Euro Sail Travel and Channel Cruises.

The Hamerkop site where Sissy Boy, Skatepark North, FC Hyena, Hotel de Goudfazant, Monk and Hangar are located is one of the most dynamic and creative locations in Amsterdam. Because of its location next to the IJ river, the location fits perfectly with Channel Cruises.

Channel Cruises Holland has been active since 1977 in mediating for sailing holidays for groups on motor vessels, sailboats and traditional sailing vessels on all waterways throughout Europe. Boat Bike Tours offers fully catered bike boating holidays in the Netherlands and Flanders and many other countries in Europe.

Estadium Beheer has been managing the Hamerkop site since the purchase a few years ago, on behalf of the institutional owner. On behalf of the owner, Estadium has let the building on the Aambeeldstraat 20 to Channel Cruises.

Skatepark Noord opens in Noord by Joris van Gelder

Saturday the 9th of September the brand new Skatepark Noord was opened by Mr. Eric van der Burg, Alderman of the City of Amsterdam and responsible for new developments and sports, and City council chairman Mrs. Coby van Berkum.

The Skatepark is located at the Hamerkop Estate, a business center purchased and managed by Estadium on the Aambeeldstraat in Amsterdam North. Estadium was responsible for the lease transaction with Skatepark Noord.

Skatepark Noord is sponsored by the international  sport brand Nike SB and the international advertising agency Wieden + Kennedy.

New elan Amsterdam Noord by Joris van Gelder

Since the acquisition in October 2015, Estadium manages the former industrial estate at the Aambeeldstraat in Amsterdam Noord. This complex is located on the border of the Y-river and houses a mix of companies including fashion labels like Sissy Boy, Men at Work, Kings of Indigo and G-sus. In addition, there is film house FC Hyena, Monk Boulder Gym, restaurant Hangar and the well-known restaurant Hotel de Goudfazant.

As a part of the revitalization, the infrastructure has been improved considerably in recent months. Based on the design of Prast&Hooft architects all fences around the complex are removed and a creative and unique outdoor area has been created for the various employees and visitors to the companies of the property. In line with the current requirements 12 car charging stations have been installed at the central parking facility. In the coming months, there will be several new developments and openings.

Retail portfolio by Joris van Gelder

Due to a refinancing, Estadium advised on the sale of part of a retail portfolio of a foreign private investor. It involved a total of 9 properties, all retail, of which 7 in Amsterdam Zuid and Centrum and 2 in Den Helder. The purchaser is a Dutch private investor.

Retail acquisition Hilversum by Joris van Gelder

On the Kerkstraat in Hilversum we bought a shop for a private investor. Seller was the stock exchange listed company VastNed Retail. The property is added to a larger Dutch retail portfolio fund managed by Estadium. Over the past years we have sold and acquired several properties for the fund.
