Due to a refinancing, Estadium advised on the sale of part of a retail portfolio of a foreign private investor. It involved a total of 9 properties, all retail, of which 7 in Amsterdam Zuid and Centrum and 2 in Den Helder. The purchaser is a Dutch private investor.
Retail acquisition Hilversum /
On the Kerkstraat in Hilversum we bought a shop for a private investor. Seller was the stock exchange listed company VastNed Retail. The property is added to a larger Dutch retail portfolio fund managed by Estadium. Over the past years we have sold and acquired several properties for the fund.
Van Wulven Estate development sold /
The development of the van Wulven Estate is sold to a private investor. The new owner will develop the property the coming years according to his own plans.
In 2016 Estadium was instructed by the vendor to develop this 110.000 m² monumental estate located next to the A27 motorway in the city of Houten.
During the process of market survey and preliminary design, that contact was made with the buyer. The new owner is experienced in designing and developing new business concepts. The involvement in the development is in line with the new Estadium business approach that is mainly focussed on new developments on strategic locations in the country.
Logistic DC completed and delivered to Rockspring /
The 40,000 sqm logistics warehouse, Traveller 8, is completed and delivered to Rockspring Property Investment Managers LLP. The 50% leased property has a BREEAM "Very Good" certificate
The property is strategically located in the industrial park Trade Port Noord in Venlo next to the new EDC from both Tommy Hilfiger and Michael Kors.
Over the past years we have developed 150.000 m² of new logistic space in Venlo. The coming years we will focus on expansion in developments at strategic location in The Netherlands.
New headquarter Sissy Boy /
The dutch fashion and lifestylebrand Sissy-Boy will open their new headquarter in Amsterdam Noord end 2016.
The new office is part of a larger industrial estate in Amsterdam Noord that houses many organisations in the fashion and creative industry. The new 2,000 sqm large headquarters will house the design, marketing and administrative parts of the organisation. Sissy-boy was located outside Amsterdam and the shift to Amsterdam is part of the business elan and strategy.
Estadium was responsible for the letting and project management on behalf of the Landlord.
Ambassadors /
Amsterdam based media production studio Ambassadors extended the lease for their headquarters.
The 1.600 m² large office with studios is based at the Th. K. van Lohuizenlaan in Amsterdam Zeeburg.
Ambassadors Studio delivers international cutting-edge work in the fields of advertising, film and art. The studio collaborates with creatives, agencies, directors and brands from all over the world. The studios work alongside each other, visual effects artists , music composers, programmers and designers.

FC Hyena /
FC Hyena is a new movie theatre in Amsterdam Noord, that opened their doors in the summer of 2016.
FC Hyena Amsterdam is going to take the classic movie night out to a higher level. The founders of FC Hyena always wanted to start their own movie theatre. When the M-Lab in North, next to Hotel de Goudfazant and Hangar, closed down they immediately saw the opportunity. They transformed this former theatre into FC Hyena: a movie theatre with two cinemas. One with 100 seats, one with 50 seats. Including a twist: there a no chairs, only selfmade benches. The people behind Hotel de Goudfazant are responsible for the drinks and foods.
Estadium was responsible for the letting of this 900 m² theatre on behalf of the Landlord.
Construction of Traveller 8 /
Completion is sheduled Q4 2016.
New offices for IEA /
On behalf of the International Association for the Evaluation of Educational Achievement (IEA), we advised in the leasing of their new 328 m² offices at the Keizersgracht 313 in Amsterdam.
The new office is located in a monumental canal house that has recently been renovated by the landlord.
Development of van Wulven Estate /
Commissioned by the private owner, we started with the development of Estate van Wulven. This monumental estate of 110,000 sqm is situated in a location next to the A27 motorway in the city of Houten. The Estate is located in the triangle Utrecht, Nieuwegein and Houten. Because of its central location in the Netherlands, the good accessibility and visibility, it offers an unique opportunity for different types of business activities.
We have launched a market survey to several international organizations in the field of Leisure, Entertainment, Sports and hospitality. The first reactions are positive and on the basis of this we will design the new future elan of the monumental Estate.
The current owner has directed its focus on other activities and the ultimately objective is to sell the whole estate to a long term investor. Estadium accompanies the process from beginning to end, at creative and executive level and works together with a specialized creative developer with extensive experience in the field of initiation and rolling out new concepts and activities to execute the objective.
Traveller 8 new 40.000 m² Logistics in Venlo /
Specialized logistics developer Van Den Boogaard Projects started with the construction of a new logistics distribution centre Traveller 8.
The new 40,000 sqm logistics warehouse, which is preleased for 50%, will be built on a plot of 60,000 m² and will be delivered in the fourth quarter of 2016, based on a BREEAM "Very Good" certificate.
The property is strategically located in the industrial park Trade Port Noord in Venlo next to the new EDC from both Tommy Hilfiger and Michael Kors.
Rockspring Property Investment Managers LLP, acquired the new distribution centre on behalf of its Pan-European fund PLP. The total investment volume amounts to approximately € 22 million.
Estadium is the development partner of Van Den Boogaard Projecten. Over the past decade this cooperation with the highly specialized logistic developer has led to the realization of several leading logistics centres in the European logistical hotspot Venlo. Van Den Boogaard Projecten is by far the largest and most prominent private developer of logistics properties in the region.

Completed and delivered 10.000 m² retail development as an extension of De Bossche Boulevard Shopping Mall. This plan was made in 2011 after we acquired the property and contracted Media Market as anchor tenant.
Completed and delivered 30.000 m² logistics in Venlo to DSV at a BREEAM 3 star level.
Started with the development of 70.000 m² new logistics of which the largest building will be completed in 2016.

The prospect for 2016 is positive as well. The main focus of Estadium for the coming years will be on development and regeneration of older properties. This will be done in a partnerships structure with occupiers, investors and developers. During the course of the year we will deliver several new projects to investors and occupiers.
Ice Skate Competition Started /
The Jaap Edenselection Amsterdam and the C Selection Amsterdam started the new 2015 - 2016 competition season in October. Both teams have high ambitions and the first results underwrite this. Estadium Real Estate and Andantino Investments, both located in Amsterdam, sponsor both selections for some years now. We wish the skaters and the team good luck and hope for good results this new season.
Traveller 7 Completed and Delivered to DSV /
On the 2nd of November the brand new DC Traveller 7 is completed and delivered to DSV. The building, located at Trade Port Noord in Venlo, is developed by H. van den Boogaard Projecten BV on behalf of DSV. The property is the first logistic center in the Venlo region that has been built on a Breeam 3 star classification level. DSV is a global supplier of transport and logistics solutions. With offices in more than 70 countries and an international network of partners and agents, DSV is a truly global player that offers services worldwide. The company employs 23,000 people and reports annual revenues of 6.5 billion euro (2014). In 2016 H. van den Boogaard Projecten will start the construction of a new 40.000 m² DC at Trade Port Noord, next to the EDC's of Michael Kors and Tommy Hilfiger. Estadium is the advisor for all H. van den Boogaard Projecten developments.
30.000 m² DSV Logistic Center Venlo /
At Trade Port Noord in Venlo, the most important logistic location in The Netherlands, DSV will open their new state of the art distribution centre in October 2015.
The property is a development of Van Den Boogaard Projecten BV a specialist logistic developer. The property will be acquired and occupied by DSV Logistics. The 30.000 m² large property will be certified as BREAAM 3 star – Very good level.
Estadium was the advisor for Van Den Boogaard Projecten in the development and the sale to DSV.
Acquisition Monumental Canal House /
On behalf of a Dutch private investor we have acquired a listed monumental canal house at the Herengracht in Amsterdam city center. The 1,000 m² large property is located in the Gouden Bocht, the most prestigious part of the Herengracht. The property is leased to Wijs & Van Oostveen, a company in Investment Management.
Estadium acquired the property for one of their clients.
Acquisition Landmark Building /
On behalf of a Dutch private investor we have acquired a landmark building in Amsterdam South. The property is located prominently opposite the Van Gogh Museum and the Stedelijk Museum and in the High End Luxury shopping area of Amsterdam, near the Museum Square.Until the end of 2014 the property has been the office and showroom of the Dutch fashion designer Mart Visser. The new owner will renovate the whole building and transform the ground floor into a new Horeca formula.

Retail Transactions /
On behalf of a Dutch private investor we have acquired and sold some retail properties.
The properties are locatied in Hilversum, Terneuzen and Middelburg and leased to national retail chains like D-reizen, La Ligna and Creyf’s. The properties are acquired to increase and strengthen the current portfolio. The properties will be managed by Estadium Beheer.

Logistics sold at Schiphol /
In November 2014 we finalized a transaction of a 6,000 m² logistic centre at the Shannonweg at Amsterdam Schiphol Airport.
The property was originally developed by the vendor who used it for their own logistic company. Currently the property is let to Damco and IWS, those logistic companies are active at Schiphol Airport. The property is located one of the logistic business parks at Schiphol.
The property is sold to a private investor.
Estadium acted as sole advisor of the vendor, a group of Dutch private investors.
Van Duuren Logistics Portfolio /
On behalf of the owner we started the sales marketing of a portfolio of 3 distribution centers in The Netherlands.
The properties are located in Amsterdam, Groningen and Vianen and leased to several prime logistic companies. The Amsterdam and Groningen properties are Cross Dock facilities. Vianen is a regular DC.
With a LFA of 14.000 m² and an investment volume of approx. € 10 mio the portfolio offers an attractive logistic investment.
The properties are owned and developed by Van Duuren, the owner of Van Duuren Districenters. A top five player of the family-owned logistic companies in the Netherlands.
