New offices for JWT by Joris van Gelder

In 2009 Estadium was given the assignment by Advertising Agency JWT, to provide solid strategic advice on her accommodation.

The internationally oriented JWT office was then situated at several different locations, at the edge of Amsterdam’s city centre. This was not an ideal situation, for several reasons.

Various scenario’s were then drawn out, and JWT chose to combine al different departments in one new location, at the Amsterdam city centre. Also situated close to the locations of several of her large international clients, like Apple, Mini and BMW.

This has led to the leasing of 1.850 m² of office space; the whole of the 2nd Floor of the Hirsch Building at the Leidse Square in Amsterdam. This new office space is situated right above the Apple Store.

Large redevelopment in Den Bosch by Joris van Gelder

The redevelopment of part of the ‘Bossche Boulevard’ at Den Boschis coming to a close. The designs were all made by Architect Bureau OeverZaaijer. 

The first shop, 1.400 m² large, has already been refitted and was borne to the new tenant at January 1st 2012. Shortly, the name of the new anchor tenant for the new development will be announced. The tenant will be acquiring the largest part of the ca. 10.000 m² of the new building.

New office for Bizon on Stage by Joris van Gelder

In January of 2012, the office of ‘Bizon on Stage’ – management of Dutch artist Xander de Buisonje – will be opening its doors. For a number of years now, Xander de Buisonje has its own Management- and Booking Office. And, because of the expansion of the organisation, the former accommodation was no longer suitable therefore the new site was acquired. 

Estadium consulted ‘Bizon on Stage’ throughout the project, and coordinated both the selection and the rent negotiations for the new office.

Sporty Estadium by Joris van Gelder

In 2012 there are again many sports events, where Estadium has been or will be present:

In the first weekend of January: the beachrace by bike: Egmond Pier Egmond.

At the end of January, the ice skating Team Estadium will be present at the so-called ‘alternative Elfstedentocht’; a skating event of 200 kms long, at the Weissensee-lake in Austria.

And then of course, as in former years, Estadium will be skating – with many of her relations – at the outdoor ice skating track Flevonice at Biddinghuizen (5 kms) this year.

Apart from these events, also several mountain bike events will be organised at Bergen and Schoorl (NH) this year, and in the spring Estadium will be visiting several cycling- and sailing events.

First store to be opened by “the new Lucky Leder” in Den Bosch by Joris van Gelder

On March 1st 2012, Lucky Leder will be opening its first store in The Netherlands, at ‘De Bossche Boulevard’ in Den Bosch (province of Brabant). Lucky Leder is a brand new company, but has kept its former - trusted – name. The ‘new’ Lucky Leder is now fully focussed on offering only the product of couches in its stores.

The new store at De Bossche Boulevard is 1.400 m² large and will be ready by early January. Developing and opening this new Lucky Leder store, is a first step towards creating a new set-up for De Bossche Boulevard, which will be expanded with a new development. The first tenant for this new part has already been contracted. More news will follow in the coming months.

At the end of 2010 Estadium has acquired a site for the English Property Fund Manager Rockspring in a 45 mio euro transaction from former owner Unibail Rodamco. 

Estadium is also responsible for the commercial management of this building and for the the redevelopment and expansion of the shopping boulevard by ca 12.000 m².

BeddenReus and Slaapgenoten at Hof van Hoorn by Joris van Gelder

In Q1 2012 the firm Beter Bed will be opening 2 new shops at the ‘Hof van Hoorn’. Apart from the ‘Beter Bed shop already situated here, two new shops by ‘Beddenreus’ and by ‘Slaapgenoten’ will also be located here soon. Both these companies are part of the ‘Beter Bed Groep’.

The shops, both 868 m² large, are the first new shops to be opening in the newly renovated shopping boulevard ‘Hof van Hoorn’. This boulevard has been completely refitted in 2011 and was reopened late September 2011, by an official of the city of Hoorn. The design of the façade and of the infrastructure, were both done by Architect Bureau OeverZaaijer. 

In 2012 Hof van Hoorn will be expanded further, by building a number of new units. 

Estadium is responsible for the commercial management of Hof van Hoorn.

Dutch retail portfolio sold by Joris van Gelder

On behalf of the vendor Estadium has sold a portfolio of retail properties located all over The Netherlands. The purchaser of the portfolio is a Dutch private investor. The sales instruction was a joint effort between Estadium and A1 retail specialst HB Kroese Paternotte.


First new-style Aldi in The Netherlands by Joris van Gelder

In December 2011, the firm Aldi has opened a new store in Etten Leur. This store was the first one in The Netherlands to be opened in Aldi’s newly developed style. In the coming months, all Aldi stores in Europe will be refurbished and modernised this way. Apart from a new logo, the shops have also been renewed and all personnel will receive new clothing to match. 

This whole innovative project is part of the largest investment project ever seen at Aldi.
Aldi has over 500 shops in The Netherlands and strives towards a new, more modern image. The Aldi in Etten-Leur is Aldi’s latest new shop. The Aldi supermarket is situated at the centre of Etten Leur and has been let on market conform rents and conditions.

Estadium has advised on and coordinated the rental project, on behalf of a private investor.

Refinancing transaction closed; 50 million Euros by Joris van Gelder

Over the past months, Estadium Real Estate Advisory has been performing an active role in arranging and closing a refinancing deal on an existing portfolio. The new defrayment of 50 billion euros, was required as a replacement of the former loan.
The owner - an overseas investment company - as well as both financers (former and new), are very happy with the accomplished result.

Acquisition of 50.000 m² large scale Retail Center by Joris van Gelder

On behalf of Rockspring Property Investment Managers, Estadium Real Estate Advisory has been the consulting party in the acquisition of large-scale Retail Center ‘De Bossche Boulevard’ in the city of Den Bosch.

This 50.000 m² shopping center is located at Business Park ‘De Herven’.

Currently, the ‘Bossche Boulevard’ consists of 19 retail units, containing retail formulas mainly focussing on the areas of furniture and home décor. However, this centre also offers a Praxis Megastore and a Prenatal.

Part of the total site of the ‘Bossche Boulevard’ offers a unique opportunity to expand the existing retail centre by at least 12.000 m². In the coming months Estadium Real Estate Advisory will work closely together with Rockspring and the developer Heren2, on this redevelopment.

Rocksping has procured this property from Unibail Rodamco, who developed the property in 2003.

Rockspring is a well established party; leader in the area of European property investment, having over 20 years of practical experience and managing funds of over € 6.3 billion Euro’s (June 2010) in 13 different European countries.

Apart from the acquisition of ‘De Bossche Boulevard’, Rockspring has also asked Estadium Real Estate Advisory to take on the commercial management of all their large-scale retail centres in The Netherlands.

This assignment makes Estadium Real Estate Advisory the party responsible for the commercial management of over 120.000 m² of large-scale retail space.

Similar to the situation at ‘De Bossche Boulevard’, Rockspring is also planning to expand the ‘Run Shopping Centre’ they own in Hoorn, with an additional 10.000 m² of retail space.

In this redevelopment project Estadium Real Estate Advisory will be responsible for the both the commercial part of the redevelopment, as well as the letting of this new centre.

Start Traveller IV development by Joris van Gelder

In cooperation with logistic warehouse developer Habru projects we have started the development of Traveller IV. This 20.000 m² large buidling is located on a prominent location in Ven lo. 

Due to the increased demand for space and lack of supply in high quality logistic warehouses, construction is planned to start in Q1 2011. 

The property is prelet to a logistics company.

Part of the Amsterdam Portfolio sold by Joris van Gelder

Earlier this month we have sold a part of the Amsterdam portfolio that we are instructed to sell on behalf of the owner. Allmost all of the sold properties are shops located in the city centre of Amsterdam . The purchaser of this part of the portfolio is a Dutch private investor.

This sale is the kick off for the total disposition of the portfolio. Based on the increased interest from the market fort his portfolio we expect that a second transaction will be closed before the end of the year.

Finance and Valuations by Joris van Gelder

Over the past months Estadium was instructed by several investors to optimalise the existing finance structure of their portfolio. Apart from this we have prepared some portfolio valuations.

New Lease ReRe Group by Joris van Gelder

The ReRe Group is located in a 3.000 m² office, showroom and warehouse building in the Amsterdam Harbour. This location is the Dutch Headquarters for the companies of Eiso Bergsma, Lejan and Toni Perotti, that are part of the ReRe Group.
On behalf of the ReRe Group we have negotiated a new lease with the Landlord for this location.

European Headquarter Sole Technology by Joris van Gelder

In the Amsterdam Harbour area called Houthavens the new European headquarters will be developed for U.S. based sportswear company Sole Technology. Completion of the new 3.000 m² European headquarters with showrooms and parking is planned for Q4 of 2011.

On behalf of a private investor Estadium is instructed to sell a large part of the current portfolio. The portfolio consist mainly out of monumental buildings in the inner city of Amsterdam. The properties vary from office to retail and residential to redevelopments.

Acquisitions in Houten by Joris van Gelder

On behalf of a group of private investors Estadium acquired 2 buildings in Houten (Utrecht). The buildings are a 5.400 m² multilet industrial estate and a modern office villa. The properties are bought from the listed property fund NSI.


New monumental office for VANDEMAST Model Management by Joris van Gelder

On behalf of VANDEMAST Model Management we rented new office space in a monumental building at the Herengracht in Amsterdam.

VANDEMAST Model Management is a new international operating modelling agency with international top models. Their new office in the beautiful building in the “Golden Crescent” of Amsterdam sets the tone for the international activities and gives a good reflection of the philosophy of the company.

VANDEMAST Model Management supports its models in handling their finances, taxes and legal matters and uses personal trainers to help them to stay fit and healthy.

Sales of Dutch Retail Portfolio by Joris van Gelder

On behalf of a private investor Estadium has reached agreement on price and conditions for the sale of a retail portfolio.

The buildings in the portfolio are located throughout The Netherlands and the majority of the buildings are listed monuments. The portfolio is sold to another private investor.
